     The project described, INMOBILIARIA SOLFACE S.A. DE C.V. is to introduce a very viable opportunity of the development of the Puerto Peņasco zone, Sonora, that is part of the Mar De Cortez Project, formerly  Escalera Nautica, and because of its fast growth in the past years is one of the most promising places for tourist investments in the country.

     The Mar de Cortes Project is a regional integral development promoted by FONATUR as a project of Federal Investment of a multi annual character.  This project pursues, through development investments, to bring an important offer of infrastructure of nautic, land and air support to make possible the visits of ships and nautical tourists to the Mar de Cortes region from the south west of the United Estates.

     A preliminary marketing analysis showed that Puerto Peņasco has a big potential to attract first level tourists, especially from the South West area of the United States.  The states of Arizona, California, Nevada and New Mexico, among others, would be the principal tourist contributors.  The investment of 3.0 million dollars for the restoration of the actual  International Airport has gotten this destination closer to tourism of other latitudes.  Besides a new International Airport will be constructed, modern, apt for commercial airplane landing with a 70 million dollar investment proyected to be functioning in its first phase in October of 2006.
     Its closeness with the United States, its land characteristics, its natural beauty and the  support of the authorities on all levels make this project have a very interesting with great potential.

INMOBILIARIA SOLFACE S.A. DE C.V. is a land of  696.2 acres(281-83-36 hectareas) that is located 8 kilometers Southwest of Puerto Peņasco on the road to Caborca, and at this point,  2 kilometers south on the dirt road, all the way to the Federal Zone in front of  the  Morua Estuary.

     The land has a broken front of Federal Zone of approximately 2, 300 linear meters, has a sandy texture and very permeable, with an incline lightly descending to the coast.

     SOLFACE is 100% Private Property Regimen, meaning that, it does not have any history of having been an ejido or a colony.  It is mortgage free and it is delimited by a perimetal fence.

          The Municipal Plan Of Urban And Tourist Development Of Puerto Peņasco Elaborated By The  Urbana And Ecological Secretary Of Infrastructure Of  The State Government,  As Of Its Strategy Or Territorial Organization,  Places SOLFACE In An Area In Which The Predominant Use Is Vacation Living, Medium And High Density Hotel, Condominiums, Marina And Tourist Services And The Authorized Use  For Nautical Services, Golf And Racquet Clubs And Mobil Homes.
            The actual situation of SOLFACE, referring to services, is as follows:  The acces to the property is currently by a dirt road but the future access is planned to be by the roads of a Housing Complex.  It has no water services, but there is an agreement with the Organismo Operador Municipal de Agua Potable y Alcantarillado de Puerto Peņasco (the municipal water company), also a water disalting plant is being contemplated as an option for limitless water usage.  The sewage net can be constructed in the property with automated water treatment plant and an oxidation lake.  (There is an authorized credit by the PNC Bank). There are high tension transmiting principal lines 2 Km by the Peņasco-Caborca road.  Besides, there is the possibility of constructing a sub-station.
